ICONINC is a leading provider of luxury student accommodation in Liverpool, offering stylish rooms, designed to give students a first-class living experience. With a strong reputation for excellence, ICONINC sought an external partner who could provide cleaning support during peak demand and maintain a premium hygiene standard.
The Challenge
For several years, Iconinc faced difficulties finding a reliable facilities partner capable of meeting the intense demands of the summer turnover. At the end and start of each academic year, large numbers of students check out and new residents move in, creating immense pressure to deep clean, refresh, and prepare hundreds of rooms within tight deadlines.
Iconinc contracted R3 Facilities management to;

ICONINC needed a trusted, responsive partner capable of delivering quality and reliability under pressure and could integrate with their team to deliver results.
An iconic Partnership Approach
To meet ICONINC’s demanding sole summer request, we created a tailored partnership model designed to provide a spotless environment. Alongside regular maintenance, we carried out a full deep-cleaning programme across all properties, implemented sustainable practices through the use of eco-friendly cleaning products, and ensured every room was move-in ready ahead of schedule. In six months, we were able to completely overhaul the rooms for residential students through thorough hygiene inspections and cleaning.
R3 also worked in close partnership with iconinc’s own facilities staff to provide additional support where needed without disrupting workflow. A detailed schedule was created to manage the high volume of cleaning required during the summer. Dedicated teams were assigned to high-traffic communal areas such as lounges, receptions, gyms, and kitchens, to maintain the cleanliness and freshness throughout periods of heavy use.
